The tenancy is terminated effective December 29, 2023. The Tenant must vacate the unit by this date. If the unit is not vacated, the Landlord may file the order with the Sheriff for enforcement. The Tenant owes the Landlord $3,692.55, which includes compensation for use of the unit after the move-out date and the application filing fee, minus the rent deposit and interest.
Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant and her guests substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant. The Landlord served the Tenant with two N5 notices, and the Tenant failed to appear at the hearing.
The Tenant and her guests have vandalized the fire alarm and smoke detectors, left open ashtrays with lit cigarettes and crack pipes, caused holes in the walls and feces over the walls and floors, damaged the floors and kitchen cabinets, allowed knee-high garbage with maggots and an overwhelming odor, left urine and vomit throughout the unit, and been smoking in the unit causing smoke to billow out.
The Tenant's conduct seems to be escalating, including arrests, police calls, setting a mattress on fire, and flooding the unit below.
