I am a small landlord and former corporate professional. I currently live with my elderly parents in Mississauga, but they've decided to sell their home — so my wife, my 8-year-old son, and I need to move out by late 2026. We have a property in Mimico that is the right fit for the next chapter of our lives. I actually lived there until July 2020, when I had to leave unexpectedly after my first wife passed away. The property is currently tenanted — the tenants moved in April 1, 2026 on a month-to-month basis (they declined to sign a 12-month lease), and I served an N12 in May with an August 1, 2026 termination date and one month's compensation. The tenants (politically elite government staffers) are contesting it (we have no issues with them with rent or maintenance as of today). They have legal representation and have raised several grounds in writing, including bad-faith allegations. I have organized factual documentation supporting my position.
