The Landlord's application is granted. The tenancy is terminated effective March 25, 2025. The Tenant must pay the Landlord $1,998.28, which includes the cost of repairs and the application fee, minus the rent deposit and interest. If the Tenant does not pay the full amount by March 25, 2025, they will owe interest at 5% annually on the outstanding balance.
Based on the fact that there have not been further incidents, and the Tenant's limited income will make it more difficult for the Tenant to secure new accommodations, a short postponement of the eviction is granted.
Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant seriously impairing the safety of other tenants and wilfully causing undue damage to the rental unit and residential complex.
