The Tenant proved the Landlord collected illegal charges, including a $300 key deposit and $100 in parking fees, and failed to provide one-month compensation when issuing a notice to terminate the tenancy for the Landlord's own use. The Landlord must pay the Tenant $1,203 by September 3, 2024.

Landlord charged Tenant $50 per month for a parking spot, but the spot was not valid and Tenant received parking tickets.
