The tenant must also pay $1,955.99 in rent arrears and compensation, plus $18.90 per day starting January 16, 2021 until the tenant vacates the unit.
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenant Danika Desjardins was in possession of the rental unit at the time of the application, while the other tenant Joel Bazinet had not resided there for approximately 3 years.
Landlord's agent Pierre Quesnel indicated that no attempts had been made to negotiate a payment plan with the tenant since the arrears in question occurred prior to the COVID-19 pandemic, and the landlord is open to a payment plan but the payments would have to be higher than what the tenant has been paying in the last several months.
Tenant Danika Desjardins stated she lost her job following a fire at her workplace and has been collecting Employment Insurance, and her Hydro bills are currently between $600 to $800 in the winter months, which is preventing her from increasing payments on her rent arrears.
