Landlord's representative stated that the current Landlord took over the residential complex on July 22, 2023, and the previous Landlord also has a L9 order for rent arrears against the Tenant. The Tenant has a history of rent arrears applications from previous tenancies.
Tenant testified that when he moved in, his father came from China to live with him and he was supposed to help with the rent, but his father got sick and he had to take care of him. His father has now moved out and the Tenant is seeking work actively.
The tenancy is terminated unless the Tenant pays $26,644.70 by October 31, 2023 or $28,423.07 by November 3, 2023 to void the order. If the Tenant does not pay, they must vacate the unit by November 3, 2023 and pay $23,662.79 to the Landlord.
