The tenancy is terminated. The Tenant shall pay the Landlord $13,399.50, which represents the reasonable cost to repair the damage to the premises and the Landlord's filing fee. If the Tenant does not pay the full amount owing by July 3, 2021, he will owe simple interest calculated from July 4, 2021 at 2.00% annually on the balance outstanding.
Landlord applied for an order to terminate the tenancy and evict Tenant due to the Tenant, another occupant, or someone the Tenant permitted in the residential complex wilfully or negligently causing undue damage to the premises. The Landlord also applied for an order requiring the Tenant to compensate the Landlord for the damage.
Tenant negligently caused a grease fire in the rental unit, which damaged the premises.
