The Tenants shall pay the current lawful monthly rent of $1,967.35 in full and on time, on or before the 1st business day of each month for the next 12-month period commencing December 1, 2021 through to and including November 1, 2022. If the Tenants fail to make any one of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenants.
Landlord applied for an order to terminate the tenancy and evict Tenants due to persistent late payment of rent. The application was filed after serving a valid Notice to Terminate a Tenancy Early for Persistent Late Payment of Rent (N8 Notice).
Landlord testified that Tenants had a history of paying rent late, but their behavior has improved since receiving the N8 Notice.
Tenants acknowledged that rent was not paid in full and on time.
