The tenancy between the Landlord and the Tenant is terminated as of June 3, 2023. The Tenant shall pay the Landlord $2,374.25 in compensation for use of the unit, $1,279.74 for repair costs, and $186.00 for the application fee, less the $1,426.85 owed to the Tenant for the rent deposit and interest, for a total of $2,413.14 owed to the Landlord.
Landlord applied for an order to terminate the tenancy and evict Tenant due to the Tenant, another occupant, or someone the Tenant permitted in the residential complex seriously impairing the safety of any person, wilfully causing undue damage to the premises, and substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlord in a building that has three or fewer residential units and the Landlord resides in the building.
Tenant vacated the rental unit on June 3, 2023 and sent a text message to the Landlord saying she was no longer in the unit.
