The Landlord proved the allegations on a balance of probabilities. The Former Tenant must pay the Landlord $4,660.85, which includes $4,474.85 for the reasonable costs the Landlord incurred to repair the damage and $186 for the application filing fee. If the Former Tenant does not pay the full amount by October 15, 2024, they will start owing interest at 7% annually on the outstanding balance.
Landlord applied for an order requiring the Former Tenant to pay the Landlord's reasonable out-of-pocket costs that the Landlord incurred or will incur to repair or replace undue damage to the property. The damage was caused wilfully or negligently by the Former Tenant, another occupant of the rental unit or someone the Former Tenant permitted in the residential complex.
