The N4 Notice served by the Landlord was invalid for not properly identifying the rental unit. However, the Landlord is entitled to an order for the rent arrears of $12,870.41 plus the $186 application filing fee, for a total of $13,056.41 to be paid by the Tenant by April 9, 2023. If the Tenant does not pay by the due date, they will owe interest at 5% annually on the outstanding balance.
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served the Tenant with a valid N4 Notice, but the notice did not properly identify the rental unit.
