The Landlord has demonstrated a genuine intention to occupy the rental unit for at least one year for residential purposes. The tenancy is terminated, but the Tenant is granted relief from eviction until May 31, 2025. The Landlord owes the Tenant $2,103.62 for the rent deposit and interest.
The Tenant testified that she is single with a dog but no children and works close to the rental unit. She has tried to find alternate accommodation but has struggled finding a place in her price range that will accept dogs.
Landlord applied for an order to terminate the tenancy and evict Tenants because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year.
