The Landlord is required to pay the Tenant $15,216.87, which includes $1,328 for rent abatement, $1,500 for increased rent the Tenant incurred, $137.87 for reasonable out-of-pocket expenses, and $12,250 in general damages. The tenancy is terminated as of July 12, 2023. The Landlord shall also pay the LTB an administrative fine of $10,000 by October 18, 2024.
Tenant applied for an order determining that the Landlord altered the locking system on a door giving entry to the rental unit or residential complex without giving the Tenant replacement keys, harassed, obstructed, coerced, threatened or interfered with the Tenant. The Landlord claimed the Residential Tenancies Act, 2006 does not apply as the Tenant was required to share the kitchen and bathroom with the Landlord, who resided at the property. The Landlord changed the locks and evicted all Applicants from the residential complex on July 12, 2023.
