The motion to set aside the previous order terminating the tenancy is denied. The stay of the previous order is lifted on December 31, 2024, giving the Tenants time to find new housing. The Tenants must vacate the rental unit by December 31, 2024, and the Landlord can file the order with the Sheriff after that date for enforcement.

Landlord applied for an order to terminate the tenancy and evict the Tenants because the Tenants entered into an agreement to terminate the tenancy. The Tenants filed a motion to set aside the order issued without a hearing.
Tenants argue there was no meeting of the minds to agree to terminate the tenancy and that they do not need to vacate the rental unit because it has not been sold yet.
Tenant Sashikala Kavithas testified that she signed an N11 agreement with a termination date of December 30, 2023, not June 30, 2024.
