The landlord's N4 notice was found to be defective, so the Board ordered the tenants to pay the rent arrears of $20,500 and the $186 application filing fee, but did not terminate the tenancy. If the tenants do not pay the full amount by January 1, 2024, they will start owing interest at 7% annually on the outstanding balance.
The landlord applied for an order to terminate the tenancy and evict the tenants due to non-payment of rent. The landlord served a valid N4 notice, but the tenants failed to pay the rent arrears to void the notice.
