The tenancy is terminated effective March 15, 2024. The Tenant must pay the Landlord $7,892.68 for unpaid utilities and damage to the rental unit. If the Tenant does not pay by March 15, 2024, the Landlord may file the order with the Court Enforcement Office for eviction.
The Tenant's representative indicated the Tenant may be suffering from health issues, including potentially mental health, which has caused the Tenant to fall on tough times.
Landlord applied for an order to terminate the tenancy and evict Tenant due to substantial interference with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant, and wilful or negligent damage to the premises. The Landlord also claimed compensation for unpaid utility costs and repair costs.
The Tenant damaged the garage door and physically harassed the repair technician when repairs were made. The Tenant failed to pay utility bills including propane.
