If the tenant does not pay, the tenancy is terminated and the tenant must pay $5,891.57 to the landlord, plus daily compensation of $41.10 starting May 22, 2024 until the tenant vacates. The landlord is entitled to file the order with the Sheriff to enforce the eviction if the unit is not vacated by July 14, 2024.
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was still in possession of the rental unit on the hearing date.
Tenant fell behind on rent when his hours were cut in August 2023 and further when he was laid off in October 2023. Even after becoming re-employed, the Tenant has failed to pay rent on time.
