The Landlord has proven the grounds for termination of the tenancy and the claim for compensation. The tenancy shall be terminated on February 28, 2025. The Tenant must pay the Landlord $3,690.26, which includes compensation for use of the unit and the application filing fee.
The Tenant may suffer from some mental health issues and the extended eviction date is fair in the circumstances.
The Landlord applied for an order to terminate the tenancy and evict the Tenant because the Tenant no longer qualifies to live in the rental unit, a designated social housing unit. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.
The Landlord and staff have rarely seen the Tenant's child at the rental unit over the last 1.5 years. The Landlord requested an updated court order from the Tenant that would confirm who has custody of the child, but the Tenant failed to provide any updates.
