Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year.
Landlord testified that the unit is a 1,000 square foot 2-storey home and he currently lives in a trailer which is approximately 200 square feet and intends to move into the unit as a means to increase his quality of life. The Landlord further testified he intends to occupy the unit for a period of at least one year.
The Landlord has proven on a balance of probabilities the grounds for termination of the tenancy under section 48(1)(a) of the Residential Tenancies Act, 2006. The tenancy is terminated as of July 7, 2024. The Landlord has provided the required one month's rent compensation to the Tenant.
