The Tenants are ordered to pay $1,936 to the Landlords, which includes $1,750 in rent arrears for June 2022 and the $186 filing fee. The Tenants can pay this amount in 7 equal installments by March 15, 2024. If the Tenants fail to make any of the payments, the entire outstanding amount will become due and interest will start accumulating.
Landlords applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent. The N4 notice stated the wrong month for the rent arrears, so the Board found the notice invalid. The application was converted to an L9 application for rent arrears only.
The N4 notice stated the wrong month for the rent arrears.
Tenants argued that the Landlords were not entitled to a new rent deposit since the Landlords had already received compensation for June 2022 by applying the last month's rent deposit.
Tenants did not pay rent for June 2022 but paid all rent from July 2022 to July 2023.
