The tenancy is terminated unless the tenant pays $30,581.34 by July 31, 2023 or $31,977.60 by August 1, 2023 to void the order. If the tenant does not void the order, the tenant must pay $25,094.69 to the landlord and vacate the unit by August 1, 2023. The landlord is also entitled to daily compensation of $45.90 for the tenant's continued occupation of the unit starting May 4, 2023.
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was still in possession of the rental unit at the time of the hearing.
Landlord tried to reach out to the tenant to work out a payment plan and referred the tenant to the EPIC program, but the tenant did not respond.
Tenant did not pay rent and did not attend the hearing.
