The Landlord's application is dismissed. The termination date on the N12 notice is not valid as it does not comply with the requirement in the Residential Tenancies Act that the termination date must be the last day of a monthly tenancy period.
Landlord applied for an order to terminate the tenancy and evict the Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year.
