The tenancy is terminated effective April 22, 2024. The Tenant must pay the Landlord $6,879.70, which includes rent arrears, application filing fee, and unpaid utility costs, minus the rent deposit and interest. The Tenant must also pay $47.80 per day for use of the unit starting March 15, 2024 until the date the Tenant moves out. If the Tenant does not pay the full amount by April 22, 2024, the Tenant will owe interest at 7% annually on the outstanding balance.
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord also claimed compensation for substantial interference and unpaid utility costs.
Tenant's payment proposal is unreasonable as it would take approximately a year to pay the arrears, and Tenant did not provide sufficient documentary evidence to corroborate her claims.
