If the Tenant does not void the order, they must pay $11,516.48 to the Landlord and vacate the unit by March 31, 2024. If the unit is not vacated by March 31, 2024, the Landlord may file the order with the Sheriff for enforcement starting April 1, 2024.
Tenant has two children
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit on the hearing date.
Tenant acknowledged the rent arrears and testified that she had been off work due to health issues and that a separation agreement she made with her ex-husband was not honoured. Tenant testified that she had applied for housing assistance through Native Housing but had yet to hear back.
