The tenancy is terminated unless the Tenant voids the order by paying $13,661 on or before April 30, 2024. If the Tenant does not void the order, the Tenant must pay $11,583.12 to the Landlord and vacate the unit by April 30, 2024. If the unit is not vacated, the Landlord can file the order with the Sheriff for enforcement starting May 1, 2024.
The Tenant has a child, lost her spouse and employment and has recently started work again. An extended termination date is granted to allow the Tenant some additional time to sort out her finances given the Landlord is holding a last month rent deposit.
Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice and the Tenant did not void the notice by paying the arrears.
