The Landlord's application to terminate the tenancy and evict the Tenant for non-payment of rent is granted. However, the Tenant is given until August 31, 2024 to void the order by paying the full amount owing. If the Tenant does not pay by August 31, 2024, the Tenant must move out and the Landlord can file the order with the Sheriff to enforce the eviction.

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 Notice and the Tenant did not void the notice by paying the arrears.
Landlord's representative opposed any further relief and requested a standard order to terminate the tenancy.
Tenant requested a payment plan of $547.50/month for 13 months in addition to monthly rent to address the arrears.
Tenant testified that he lost his employment, recently started new employment earning $2,600/month, and has monthly expenses of $2,224.50 including rent. Tenant contacted community agency to apply for housing grant and said his parents would provide some money to help.
