The request to review the previous order is granted. The previous order is cancelled, and a new order is issued. The tenancy will continue if the Tenant pays the September 2024 rent by September 16, 2024 and pays the rent in full and on time for the period from October 2024 to August 2025. If the Tenant fails to comply with the conditions, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
Tenant has shown some improvement in timely rent payments, has a young child living in the unit, and a change in employment that may help with timely payments
Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent late payment of rent. The Tenant requested a review of the previous order, stating that he was confused and did not attend the previous hearing.
Tenant testified that he was confused about the status of the Landlord's application and believed the matter was resolved when he paid off the rent arrears.
