The landlord applied for an order to terminate the tenancy and evict the tenant due to non-payment of rent. The tenant filed a motion to void the previous order, claiming he had paid the required amount to void the order before the eviction became enforceable. However, the landlord testified that he never received any funds from the tenant, and the tenant's arrears were now over $50,000.
