The Landlord's application to terminate the tenancy and evict the Tenant is granted. The tenancy is terminated effective March 31, 2025 to provide the Tenant additional time to find suitable alternative accommodation.

Landlord applied for an order to terminate the tenancy and evict the Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year by the Landlord's son.
Landlord wants to retire and move from his home in St. Thomas, Ontario to the upper level of the residential complex. Landlord's son, who currently resides in the upper level, intends to move into the lower-level rental unit.
Tenant has lived in the rental unit for approximately 10 years, is 63 years old, lives alone, and has no family or supports in the area. Tenant has health issues, including balance issues, and the ground-level rental unit is ideal for her.
