The tenancy will be terminated unless the Tenant pays $21,296.92 by September 30, 2024 or $23,443.92 by October 31, 2024 to void the order. If the Tenant does not void the order, they must vacate the unit by October 31, 2024 and pay the Landlord $14,297.78.
Tenant indicated they will receive a lump sum of $15,000 towards the end of July 2024 and intend to use it to pay the arrears. Tenant also stated they have an estimated yearly income of $130,000 and have friends who can provide financial assistance.
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid N4 Notice, which the Tenant did not void by paying the arrears.
Tenant was originally on short-term disability until end of February 2024, then on long-term disability from March 2024 due to major depression disorder. Tenant was unable to work during this time and limited spending to necessities. Tenant expects to receive $15,000 lump sum payment towards end of July 2024 and intends to use it to pay arrears. Tenant also stated they have an estimated yearly income of $130,000 and have friends who can provide financial assistance.
