The tenancy is terminated and the Tenants must vacate the unit by March 24, 2024. If they do not, the Landlord can file the order with the Sheriff to enforce the eviction. The Tenants owe the Landlord $8,191.86, which includes daily compensation for use of the unit after the termination date, minus the rent deposit and interest. If the Tenants do not pay by March 24, 2024, they will owe interest on the outstanding balance.
Landlord applied for an order to terminate the tenancy and evict Tenants because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year.
Landlord testified that he is currently living in a larger home and is suffering from financial stress. He stated that he wants to move into the rental unit so he can rent the home he is currently living in for more money. Additionally, he testified that the residential complex where the rental unit is situated is managed by a property manager. He stated that when he moves into the rental unit, he will be able to manage the Tenants in the lower unit on his own and save the money he currently spends on the property manager.
