The Landlord has proven the grounds for termination of the tenancy. The tenancy is terminated as of June 30, 2024. The Landlord must provide a new compensation cheque to the Tenants by May 22, 2024. If the Landlord complies, the Tenants must move out by July 31, 2024. If the unit is not vacated by then, the Landlord may file the order with the Sheriff for enforcement.

Landlord applied for an order to terminate the tenancy and evict the Tenants because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year.
Landlord claims he offered Tenants basement unit but they declined for personal reasons. Landlord says he requires unit for own residential occupation with his children.
