The Landlord's application is allowed. The Tenants shall pay the Landlord monthly lawful rent on or before the 1st of each month from April 1, 2024 to March 1, 2025, and shall also pay the $186 application fee by March 15, 2024. If the Tenants fail to make any of these payments, the Landlord may apply to terminate the tenancy and evict the Tenants.
