The tenancy is terminated effective July 7, 2023 unless the Tenant pays $9,706 by June 30, 2023 or $11,066 by July 7, 2023 to void the order. If the Tenant does not void the order, they must pay $8,201.39 to the Landlord and vacate the unit by July 7, 2023.
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant had vacated most of the rental unit prior to the hearing date, but still retained a key and had some remaining possessions in the unit.
Tenant moved most of her belongings from the unit on June 3, 2023 and plans to relinquish possession of the unit shortly after removing the remaining items and cleaning the unit. Tenant stated she did not want to preserve her tenancy.
