The tenancy is terminated unless the Tenant pays the outstanding rent arrears by August 14, 2023. If the Tenant does not pay the arrears, they must vacate the unit by August 14, 2023, and the Landlord can file the order with the Sheriff to enforce the eviction.
The Tenant requested an extra two weeks to get their affairs in order, and the Landlord agreed to this.
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served the Tenant with a valid N4 Notice, and the Tenant did not void the notice by paying the rent arrears.
The Tenant had been receiving a subsidy and lost it, and was meeting with an Ontario Works worker to reapply for the subsidy.
