Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent and persistent late payment of rent. The Landlord served the Tenant with a valid N4 Notice and N8 Notice, but the Tenant did not void the notices by paying the arrears.
Tenant was out of work in February 2023 due to medical issues, but started working again in December 2023. Tenant estimated he may be able to pay $800-$1,000 towards arrears each month, which would take over a year to repay the full amount.
