If the tenant does not pay, they must vacate the unit by August 8, 2024 and pay the landlord $16,899.39 plus daily compensation of $52.34 from June 20, 2024 until the tenant moves out.
Tenant sought two weeks to move out and landlord has last month's rent deposit
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was still in possession of the rental unit on the hearing date.
Tenant testified that he lost his employment due to health issues and is currently working as a delivery driver earning $2,500 per month, but a large portion goes towards gas. Tenant was unsure if his mother could assist him in preserving the tenancy.
