The Landlord's application to terminate the tenancy and evict the Tenant is granted. The Tenant must move out by August 27, 2024. If the Tenant does not vacate by that date, the Landlord may file the order with the Sheriff to enforce the eviction. The Tenant must also pay the Landlord compensation for use and occupation of the unit from November 1, 2023 to the date the Tenant moves out.
Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year.
Landlord served N12 notice on January 22, 2023 with termination date of October 31, 2023. Landlord paid Tenant one month's compensation on August 1, 2023. Landlord testified she genuinely intends to occupy the unit for at least one year.
Tenant informed Landlord he found a new place to live as of July 2, 2024.
