The Landlords have proven on a balance of probabilities the grounds for termination of the tenancy and the claim for compensation. The Landlords in good faith require possession of the rental unit for the purpose of their own residential occupation for a period of at least one year. The Tenants must vacate the unit by June 30, 2024 and pay the Landlords $4,007.95, which is the amount owing after deducting the rent deposit and interest.
To allow Tenants' children to complete the school year
Landlords applied for an order to terminate the tenancy and evict Tenants because the Landlords in good faith require possession of the rental unit for the purpose of residential occupation for at least one year.
Tenants require more time to vacate because they are trying to save money.
Tenants requested more compensation than legally required, and have not paid full rent since March 2024.
