The tenancy is terminated unless the Tenants pay $11,093.59 by January 31, 2025 or $13,225.09 by February 15, 2025 to void the order. If the Tenants do not void the order, they must vacate the unit by February 15, 2025 and pay the Landlord $7,352.54 plus daily compensation of $70.08 from January 9, 2025 until they move out.
Tenant's mental health challenges and limited finances
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants were still in possession of the rental unit at the time of the hearing.
