We estimate Application Date using rent arrears.
The tenancy will be terminated on October 19, 2024 unless the tenants pay $5,546.32 to void the order. If the tenants do not pay, they must vacate the unit by October 19, 2024 and will owe the landlord $3,760.47 plus daily compensation of $52.77 per day starting October 22, 2024 until they vacate.
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The former tenant Jennifer Closen vacated the rental unit in February 2024 after providing a valid N15 notice due to abuse by the other tenants.
The Landlord initially told Jennifer Closen that consent of the remaining joint tenants was required in order for her to submit an N15 notice, which is incorrect.
Tenants did not pay full rent arrears.
