Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The former tenant Jennifer Closen vacated the rental unit in February 2024 after providing a valid N15 notice due to abuse by the other tenants.
The Landlord initially told Jennifer Closen that consent of the remaining joint tenants was required in order for her to submit an N15 notice, which is incorrect.
