Unless the Tenant voids the order by paying $3,886 by 2024-04-27, the tenancy will be terminated. If the Tenant does not void the order, they must move out by 2024-04-27 and owe the Landlord $890.64 plus $36.16 per day from 2024-04-05 until move-out.
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was still in possession of the rental unit on the hearing date.
Landlord and Tenant entered into a payment plan on 2024-01-15, which the Tenant breached immediately thereafter. Landlord is unaware of any circumstances that would require denying or delaying termination of the tenancy.
Tenant lost job in January 2024, causing rent arrears. Tenant recently gained new employment in April 2024 and will be able to pay rent and arrears.
