The Landlord has proven the grounds for termination of the tenancy due to the Tenant's wilful or negligent damage to the rental unit. The Tenant is ordered to pay $1,186.50 to cover the cost of replacing the fridge and stove, and $186 for the application filing fee, by November 30, 2024. If the Tenant fails to comply, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $46.85 per day for use of the unit starting October 10, 2024 until the Tenant moves out.
Tenant given one month to pay for damages
Landlord applied for an order to terminate the tenancy and evict Tenant because the Tenant, another occupant of the rental unit or someone the Tenant permitted in the residential complex has wilfully or negligently caused damage to the premises.
Tenant claimed fridge was not closing well and two stove elements were not working when she moved in, but could not provide evidence of emails requesting repairs.
