Landlord applied for an order requiring Tenant to pay compensation for the damages caused by the Tenant or a person the Tenant permitted in the residential complex. The Tenant had moved out of the rental unit prior to the hearing.
The Landlord was able to prove that the Tenant caused undue damage to the rental unit, and the Landlord incurred reasonable costs to repair the damage. The Tenant was ordered to pay the Landlord the costs of the repairs.
Tenant acknowledged having a cat and that there was a lingering odor within the rental unit after she vacated, but disputed the odor/smell was a result of her cat soiling and urinating on the floorboards.
The Tenant shall pay the Landlord $1,546.06 for the reasonable costs of repairing the damage and/or replacing the damaged property, as well as $186.00 for the cost of filing the application. The total amount owing must be paid by February 28, 2022, after which the Tenant will owe interest on the outstanding balance.
