The Tenant shall pay the Landlord $8,486.00, which includes $8,300.00 for rent arrears up to February 29, 2024 and $186.00 for the application fee. The Tenant shall pay this amount in installments according to a specified schedule. The Tenant shall also continue to pay the lawful rent bi-weekly until the arrears are paid off or September 2024, whichever is sooner. If the Tenant fails to make any of the required payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
