The tenancy is terminated effective June 30, 2021. The Tenant must also pay $59.18 per day for compensation starting June 1, 2021 until the Tenant moves out. If the Tenant pays $10,086 by June 14, 2021 or $11,886 by June 30, 2021, the Tenant can void the order and continue the tenancy.
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears.
Landlord testified she is in dire financial straits due to the unpaid rent.
Tenant requested a repayment plan, stating they could pay $500 on June 1, 2021, but no evidence was provided on current income or government assistance.
Tenant did not pay full rent from June 15, 2020 to June 14, 2021.
