The Tenant shall also pay the lawful rent on or before the first business day of each month, commencing December 2021 and continuing through to and including November 2022.

The Landlord served the Tenant with an N8 Notice to end the tenancy on July 12, 2021, with a termination date of September 30, 2021. The Tenant had paid the outstanding rent for June, July, August, and September 2021, but the October 2021 rent was still due and owing at the time of the hearing.
Landlord served valid N8 Notice and communicated with Tenant on the late payment issue.
Tenant has persistently failed to pay rent on the due date, but has since paid the outstanding rent for June, July, August, and September 2021.
