The tenancy is terminated effective September 30, 2020. The Tenant must vacate the rental unit by that date. If the unit is not vacated, the Landlord may file the order with the Court Enforcement Office to enforce the eviction starting October 1, 2020.
Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord requires possession of the rental unit for the purpose of residential occupation by the Landlord's daughter.
The Landlord testified that she served the N12 notice because she wishes for her daughter to move into the rental unit after she does some renovations on the unit.
The fact that the Landlord was willing to allow the tenancy to continue for substantially more rent indicates that the Landlord has no genuine intention to have her daughter move in to the rental unit.
