The Tenant must pay $5,103.42 to the Landlord, which includes rent arrears up to the termination date and the cost of filing the application, less the rent deposit and interest on the deposit. Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
Landlord sympathetic to Tenant's situation and agreed to 30-day postponement of eviction.
Tenant lost job due to COVID-19 and only has ODSP benefits of $1,300 per month. Requested repayment plan but unlikely to be able to afford rent and pay arrears.
