The tenancy is terminated unless the tenant pays $12,603.30 by October 31, 2023 or $13,293.15 by November 6, 2023 to void the order. If the tenant does not pay, they must vacate by November 6, 2023 and pay $8,023.83 to the landlord.
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
Tenant argued the N4 notice was invalid due to incorrect name and postal code.
Tenant stated he did not pay rent because he did not trust the landlord's agent.
